What is an NOC Request Letter to Housing Society?
An NOC request letter is the application a flat owner writes to their co-operative housing society asking for a No Objection Certificate. Banks, buyers, passport offices, electricity boards and gas companies often want to see that the society has no objection — to a sale, a home loan, a change of address or a transfer — and the society will only issue the certificate against a written request from the member.
Members write this letter when they are selling or gifting their flat, taking a home loan or a loan against the property, applying for a passport, moving the electricity meter or gas connection into their own name, letting the flat on leave and licence, or carrying out structural repairs. The society is usually being asked to confirm that the applicant is a member, that the flat is theirs and that no dues are outstanding.
The letter goes to the Secretary, who places it before the managing committee. Committees generally want the purpose stated clearly, a copy of the share certificate, proof that maintenance and other charges are paid up, and whatever the third party has asked for — the buyer's name for a sale, the bank and branch for a loan. A request that answers those questions the first time is the one that gets approved at the next meeting.
The request is not the NOC itself. The NOC is issued by the society on its own letterhead and signed by its office-bearers; your letter asks for it. What the society may charge and how long it may take depend on its registered bye-laws and the co-operative societies law of your State, so ask the office before you apply if the timing matters.

How to write an NOC Request Letter to Housing Society
Address it to the Secretary
Write to the Secretary of the society, with the society's full name and address. Put your own name, flat number and wing or building at the top so the office can match the letter to the member register straight away.
Say exactly what the NOC is for
Name the purpose in the subject line — sale of the flat, a home loan, a passport, a meter transfer — and again in the first paragraph. Societies word the certificate differently for different purposes, and a vague request comes back with a question instead of a certificate.
Give the details the other party needs
For a sale, give the proposed buyer's name; for a loan, the bank and branch; for a transfer, the connection or consumer number. If the bank or authority has its own NOC format, attach it and ask the society to use it.
Confirm your dues and list what you enclose
State that maintenance and other charges are paid up to date, and list the documents you attach — usually a copy of the share certificate, the latest maintenance receipt and anything the third party has asked for.
Sign it, keep a copy and follow up
Sign the letter, add a phone number and the date you need the NOC by, and keep a copy stamped or signed by the society office with the date it was received. If the committee meets monthly, submit before the meeting rather than after it.
Common mistakes
- Asking for an NOC without saying what it is for, so the committee cannot decide what the certificate should say.
- Leaving maintenance dues unpaid, the most common reason a society holds back an NOC.
- Not attaching the bank's or authority's own NOC format when they have one, so the certificate has to be issued again.
- Handing in the letter without getting a dated acknowledgement, leaving no record of when the request was made.
- Applying the week before a sale or loan deadline, when the committee may not meet until after it.

How do I write a letter to my housing society for an NOC?
